What winter does to a garage floor
Every snowstorm follows the same script. You drive home, the car sits in the garage and a pound or two of slush drops off the wheel wells. That slush carries magnesium chloride from the road crews. As it melts, the brine soaks into the concrete. Overnight the temperature drops, the water freezes and expands, and tiny pieces of the surface pop loose. Repeat that a few dozen times a season and you get the pitted, flaking, white-stained floor so many local garages have by their twentieth winter.
A properly installed coating breaks that cycle. Brine sits on top instead of soaking in, so you squeegee it out the door. The concrete underneath stays dry and intact. The garage looks better, and the slab lasts longer.
High altitude, strong sun
At over five thousand feet, UV exposure is noticeably stronger than at sea level. Garage doors left open on summer afternoons let that light fall on the first few feet of floor. Standard epoxy yellows in those conditions. We finish floors with UV-stable polyaspartic or urethane topcoats so the color by the door matches the back wall years from now.
Expansive soils and cracked slabs
Much of the area sits on clay soils with bentonite that swell when wet and shrink when dry. Slabs here crack and shift more than in many parts of the country. We fill and stabilize cracks before coating, route out control joints and use flexible materials where movement is ongoing. We will also tell you honestly when a crack signals a structural issue a coating cannot fix.

Older homes and newer subdivisions
The housing here spans decades. Ranch and bi-level homes from the 1970s and 1980s often have tuck-under or attached garages with thin, worn slabs that have seen forty winters of salt. Newer two-story homes on the north side have bigger garages with smoother builder finishes that need aggressive grinding before any coating will hold. We adjust prep, repair and system to the age and condition of each slab.
Basements count too
Many homes have basements, finished or not. Bare basement concrete is dusty, cold and prone to dampness. A moisture-tolerant epoxy system or polished concrete creates a clean, bright floor for a gym, playroom, workshop or laundry area, and it holds up if the sump ever has a bad day.
Installing in cold weather
Many epoxies need slab temperatures above 50 degrees to cure properly. That limits the season for some installers. We use polyaspartic and cold-cure systems that install well into the shoulder seasons and, with the garage closed and heated, even in winter. We measure slab temperature and humidity on every job and choose materials to match.

Caring for a coated floor
Squeegee melted snow toward the door after storms. A floor squeegee and a mop handle everything else. Rinse salt residue occasionally with warm water and a mild cleaner. Use mats at the door to the house. That is all it takes.
Common questions
Will de-icer damage the coating?
No. Our topcoats resist magnesium chloride and road salt. Rinse occasionally so residue does not dull the finish.
Can you fix a pitted floor?
Yes. We grind and patch spalled areas before coating, leaving a smooth surface.
How long until I can park?
Usually 24 hours for polyaspartic, a few days for some epoxy systems.
Is the estimate free?
Yes, always.

Hail, wind and dust
Spring and summer bring their own challenges. Hailstorms send families scrambling to clear a bay so the car can come inside, which means the garage has to work as a garage, not a storage unit with a tarp. Chinook winds blow fine prairie dust under the door, and bare concrete holds onto it. A sealed, coated floor sweeps clean in minutes and makes it easier to keep the space organized, with cabinets and wall storage freeing up room to park. Several of our clients schedule a floor and a storage makeover together for exactly that reason.
Why homeowners choose us
We focus on concrete coatings and nothing else. That means our crews grind, repair and coat floors every working day, and they know how local slabs behave in every season. You get a written warranty, clear communication and a crew that treats your home with respect.
